Kolašin Valleys: The Balkans’ largest all-season mountain resort opens to international buyers

KOLAŠIN, MONTENEGRO — Kolašin Valleys, the largest all-season mountain resort development in the Balkans, is now open and welcoming international buyers. The resort’s first hotel has been fully operational since 2025, and residential and chalet sales are actively underway. The project encompasses 23 premium hotels and branded residential buildings, 73 exclusive private chalets, over 30 restaurants, world-class spas and wellness centres, and more than 100 kilometres of ski trails — all set across two elevations of 1,450m and 1,600m above sea level in northern Montenegro, with ski-in / ski-out access from every building.

Swissôtel Resort Kolašin — the resort’s flagship hotel — has been fully operational since 2025, with four additional internationally branded hotels scheduled to open by end of 2026. Kolašin Valleys is conceived as a true four-season destination: world-class skiing and snowboarding in winter, and hiking, cycling, wellness retreats and mountain festivals in summer, supported by a full resort infrastructure that operates 365 days a year.

THE PRIVATE CHALETS

Among the resort’s most distinguished offerings are 73 exclusive private chalets — each one a fully bespoke mountain residence designed to the highest European standards. Built from natural stone and timber, the chalets combine the warmth of traditional alpine architecture with contemporary luxury: private spa complexes featuring hammam, sauna, swimming pool, gym and massage room; panoramic terraces and fireplaces; passenger lifts and dedicated service lifts for in-room dining; underground parking and direct ski slope access. Each chalet is configured individually to the owner’s specifications. Personal butler and chef services are available around the clock.

BRANDED RESIDENCES & APARTMENTS

For buyers seeking a premium alpine lifestyle with the full benefits of hotel management, Kolašin Valleys offers a curated collection of branded residential apartments within its hotel buildings — from intimate studios to expansive two-bedroom residences. Every apartment is fully furnished and finished to hotel specification, combining natural materials, mountain views and seamless ski-in / ski-out access. Owners benefit from a professionally managed rental pool operated by the resort’s international hotel brands, generating passive income when the property is not in personal use. The rental management, housekeeping and guest services are handled entirely by the operator — a truly turnkey investment.

THE INVESTMENT CASE

All properties at Kolašin Valleys are available for full ownership with no restrictions for international buyers. Montenegro is an EU candidate country with a stable legal framework and transparent property rights.

The resort is located in just under an hour from the capital of the country and from Podgorica International Airport. A newly completed high-speed motorway connects Kolašin and Podgorica, and also allows to reach the Adriatic coast in less than 2 hours — positioning Kolašin Valleys as a year-round destination that bridges the mountains and the sea. Podgorica International Airport is planned to significantly expand its operations, awaiting the country to join the EU by 2028. A new international airport in Berane, currently under development, will reduce the journey to 15 minutes upon completion.
