More electric cars are spending the night on charge in a garage, but most UK garage listings still tell you the frame colour before the fire rating. VeltHaven has now published the tested EN 14509 fire performance of its insulated garage walls and roofs on the product page itself, together with the same figures for its garden rooms.
LONDON, United Kingdom — VeltHaven Ltd, a UK supplier and installer of steel garages, insulated garages and garden rooms, has published the complete fire-resistance specification for its insulated range, wall and roof, panel by panel. Very few companies in the UK garden building market do this. A typical product page lists a dozen frame colours and three glazing options and then says nothing at all about how the building behaves in a fire.
That gap matters more than it used to. Garden buildings today are wired for power, heating and lighting. They sit close to houses and boundaries, and a growing number have an electric car charging inside them overnight. The rules have a view on this as well. Under English building regulations guidance, an outbuilding of 15 to 30 square metres with no sleeping accommodation is normally exempt only if it either sits at least one metre from every boundary or is built substantially of non-combustible materials. In plain terms, how a panel performs in a fire can decide where a building may legally go on a plot.
The figures VeltHaven has published cover both of its insulated lines, which share one panel system. The 100mm PIR wall panels carry a fire resistance rating of EI 15. The 100mm PIR roof panels carry a separate rating of REI 30 / RE 120, plus an external BROOF classification for fire performance from above. Wall and roof alike are classed B-s1, d0 for reaction to fire, certified to EN 14509 and CE-marked, and the company holds a Certificate of Constancy of Performance and a Declaration of Performance for each.

“Buyers comparing insulated garages or garden rooms can usually tell you the frame colour and the glass spec long before they can tell you how the walls or the roof behave in a fire,” said Miroslaw Chrzaniecki, co-founder of VeltHaven. “That seemed backwards to us. These are buildings people wire up, heat and work in every day, and some of them now have a car on charge in them overnight. The ratings existed all along in our supplier’s certification. We just moved them out of a datasheet nobody opens and put them on the page where people actually make the decision.”
The EV point is not a footnote. VeltHaven’s insulated garages can be ordered with a dedicated EV charging package, and the company’s argument is a simple one. Where a car charges overnight is exactly the kind of decision a buyer, and their insurer, should be able to make with the tested performance of the walls and roof in front of them, not something to dig out after the order has gone in.

The insulated range starts at £23,950 for a fully insulated steel-framed garage and £22,995 for an insulated, triple-glazed garden room. Both are sold through a fixed-price online configurator that shows the full installed price, including VAT, delivery and professional installation, before ordering. Site specifics are confirmed from photographs ahead of manufacture. Every building carries the VeltHaven 10-Year Structural Warranty (2 years full warranty plus structural cover to year 10), which does not affect customers’ statutory rights. There is one thing the company is careful not to claim. A fire classification describes how the certified panel system performed under the relevant EN test standard. It is not a guarantee against fire, and it is not a safety claim about vehicle fires or EV charging, where manufacturer and charger-installation guidance always applies. Buyers with insurance, mortgage or building control questions should confirm requirements directly with those parties.
