How banking and mortgage veteran Don Proctor turned decades of lending experience into practical tools for today’s homebuyers and real estate professionals
For many homebuyers, the first step toward purchasing a home is opening an online mortgage calculator. The problem, according to Don Proctor, is that most of those calculators show only part of the financial picture.
“A principal-and-interest payment is not the same thing as the total payment or cost of owning a home,” Proctor said. “Buyers also need to understand property taxes, homeowners insurance, private mortgage insurance (PMI), closing costs, prepaid expenses and the amount of cash they may need at closing.”
That gap between a quick estimate and a more complete financial picture is what led Proctor to create Your Mortgage Toolbox, a free online resource designed to help homebuyers and homeowners understand the numbers behind a mortgage before they apply for a loan, make an offer or refinance.
The website brings together eight mortgage and home-finance calculators covering total monthly payment and cash to close, affordability, refinance analysis, amortization, estimated net proceeds from selling a home and other common homebuying decisions. Unlike basic calculators that rely heavily on generic assumptions, the tools are designed to incorporate state-specific estimates for items such as property taxes, homeowners insurance and closing costs.
The same mortgage calculator tools are also now available through the Your Mortgage Toolbox mobile app, giving consumers access from their phone or tablet. The app is available on the Apple App Store, Google Play Store, and Amazon Appstore for Fire tablets.
A Career Spent Explaining the Numbers
Proctor brings more than 37 years of experience in mortgage lending, commercial banking and credit risk to the project. Over the course of his career, he worked with borrowers and business owners through changing interest-rate environments, housing cycles and lending standards. His mortgage background included involvement with more than 2,000 loans closed across all 50 states.
That experience shaped the way he approached Your Mortgage Toolbox. He did not want to build another stripped-down payment calculator. He wanted to create tools that reflected the questions borrowers actually ask once they begin comparing homes, estimating cash requirements and deciding what they can comfortably afford.
“Consumers need education so they understand the language and the numbers,” Proctor said. “They also need protection from incomplete or misleading information, confidence to make decisions and tools that give them real, usable estimates.”
The phrase “real numbers” is central to the company’s message, but Proctor is careful not to present estimates as loan quotes or guarantees. Actual taxes, insurance premiums, lender fees and closing costs vary by property, borrower, lender and transaction. The purpose of the tools is to give users a more realistic planning range and help them ask better questions before committing to a loan or purchase contract.
Built for Consumers—and the Professionals Who Serve Them
Your Mortgage Toolbox is free for consumers and does not require registration to use the calculators. Proctor says that no-sign-up approach is intentional. Buyers can explore different price points, down payments, loan terms and refinance scenarios without immediately entering a sales funnel.
The company also offers branded versions of its website calculators and mobile app for real estate agents, mortgage lenders and other financial professionals. These products allow professionals to give clients useful homebuying tools under their own brand while remaining accessible after an initial conversation, open house or referral.
The branded mobile product, called BrandApp, is intended to help agents and lenders stay connected with prospects by putting frequently used homebuying tools directly on the client’s phone. The broader goal is not simply to display a logo, Proctor said, but to give consumers something useful enough to keep and use throughout the homebuying process.
A Modern Version of an Earlier Idea
The concept is not entirely new for Proctor. Before online calculators and mobile apps became commonplace, he developed an earlier mortgage-calculator product that was distributed to real estate and lending professionals on compact disc. Your Mortgage Toolbox is a modern version of that proven concept, rebuilt for websites, smartphones and today’s consumer expectations.
Proctor said the next phase of development will continue to focus on accuracy, ease of use and practical education. Planned improvements include expanded loan types, additional educational content and new tools that help consumers understand the financial consequences of buying, selling or refinancing a home.
“The goal is simple,” Proctor said. “Know your numbers before you do anything else. A better estimate does not make the decision for you, but it helps you make the decision with your eyes open.”
