OKLAHOMA CITY, OK — Joel Wilson, CEO of Simple Property Management, has acquired Threshold Management as part of a broader effort to better connect day-to-day property operations with real market data as housing conditions continue to shift nationwide.
Simple Property Management currently oversees more than 500 residential units across the Oklahoma City area, maintaining roughly 95 percent occupancy. The company manages a mix of single-family homes, small multi-unit properties, historic assets, and Section 8 housing, with a practical focus on reducing vacancy, protecting owner investments, and keeping operations simple and predictable.
With the acquisition, Threshold Management adds a research and analytics layer to Simple Property Management’s existing platform. Threshold is best known for its market research on rental pricing, tenant demand, and operational risk, including its 2026 Miami Property Management Market Report, which examined affordability pressures, slowing rent growth, and changes in tenant behavior in one of the country’s most competitive rental markets.
Since bringing Threshold in-house, Simple Property Management has started using its analytics tools across select properties. Early use of Threshold’s dashboards has helped fine-tune pricing decisions and shorten leasing timelines, supporting faster occupancy and more consistent performance.
“Property management still comes down to execution on the ground,” Wilson said. “But the decisions behind that execution are getting more complex. Having clear market data behind pricing, leasing, and risk decisions helps owners stay protected, especially when markets aren’t predictable.”
Threshold Management was originally created to bridge the gap between property-level operations and broader market trends, particularly as affordability challenges, interest rate changes, and institutional investment continue to reshape residential real estate.
